Home / General contractors and builders
COI tracking for general contractors, done for you.
You run jobs, not a filing cabinet. SubCover HQ collects every subcontractor's certificate of insurance, checks it against your subcontract, tracks each policy's expiration, and chases subs and their agents until you're covered.

What goes wrong without it
A sub's policy lapses mid-job
General liability or workers' comp expires halfway through a project, and nobody notices until there's an injury or a property damage claim.
Your premium audit bills you for uninsured subs
Many workers' comp and GL carriers audit your payroll and subcontractor costs. Subs without valid certificates on file can be added back into your premium.
The certificate looks fine but isn't
Limits below your contract, no additional insured box checked, no waiver of subrogation, or the wrong company name. Easy to miss on a quick glance at a busy site.
What we do for you
- Request COIs from each sub and their insurance agent, with your exact certificate holder and additional insured wording
- Review every certificate against your requirements: GL, workers' comp, auto, umbrella limits, dates, additional insured, waiver of subrogation, primary and noncontributory
- Track every policy's expiration separately and request renewals before they lapse
- Chase subs and agents who don't respond, so your team doesn't have to
- Flag gaps to you in plain English, and send a weekly compliance report every Monday
How it starts
- Subscribe and send us one email with your list (names and contact emails) and your insurance requirements.
- We request certificates from everyone on the list and their agents.
- We review, track, and chase from then on, and you get a weekly compliance report every Monday.
Not sure it's worth it? Run your own numbers in the COI tracking cost calculator.

Common questions
Do my subs need to sign up for software?
No. We email them and their agents directly. They reply with a certificate the same way they always have.
What if a sub is a one-person shop with no workers' comp?
We flag it and tell you what's on file, such as a state exemption certificate, so you can decide. Rules vary by state, so we don't make that call for you. See our guide on workers' comp exemptions for subs.
How do I get started?
Subscribe, then send us one email with your list of subs (names and contact emails) and your insurance requirements. If you don't have written requirements yet, our free requirements generator gives you a starting point to review with your broker.
Is there a contract or setup fee?
No. It's $99/month, or $990/year (2 months free), with no setup fee. Cancel anytime.
