Home / Property managers and landlords
Vendor COI tracking for property managers, done for you.
Landscapers, cleaners, plumbers, snow removal, movers, and commercial tenants all owe you a current certificate. SubCover HQ collects them, checks each one against your requirements, tracks every expiration, and chases whoever falls behind.

What goes wrong without it
A vendor gets hurt on your property
If the vendor's coverage has lapsed, or you were never named as additional insured, the claim can end up on your policy or your owner's.
Dozens of vendors, renewal dates all over the calendar
Every vendor's GL, workers' comp, and auto policies renew on different dates. Spreadsheets and inbox folders fall behind fast.
Owners and lenders want proof
When an owner, board, or lender asks whether every vendor and tenant is insured, you want a clean report, not a scramble.
What we do for you
- Request COIs from vendors, commercial tenants, and their agents, naming the right certificate holder and additional insureds (you, the owner, the association)
- Review each certificate against your vendor or lease requirements: limits, dates, additional insured, waiver of subrogation
- Track every expiration and request renewals before they lapse
- Chase vendors and tenants who don't respond
- Flag gaps in plain English and send a weekly compliance report every Monday you can forward to owners
How it starts
- Subscribe and send us one email with your list (names and contact emails) and your insurance requirements.
- We request certificates from everyone on the list and their agents.
- We review, track, and chase from then on, and you get a weekly compliance report every Monday.
Not sure it's worth it? Run your own numbers in the COI tracking cost calculator.

Common questions
Can you handle multiple properties or owners?
Yes. Tell us which vendors work at which properties and who needs to be named as certificate holder or additional insured at each, and we track them per property.
Do you track commercial tenant certificates too?
Yes. Send us the tenant's lease insurance requirements and we collect and check their certificate the same way we do for vendors.
Do my vendors need to log in to anything?
No. We email them and their agents directly, and they reply with a certificate as usual.
What does it cost?
$99/month, or $990/year (2 months free). No setup fee, no per-vendor fees, cancel anytime.
